I looked at a lake lot yesterday and would love your opinions. I would say it is about 1/4 acre. It has a 1997 trailer on it. They say it is in good shape. It has a dock and a pontoon that comes with the purchase. The pontoon is a 97 or 99 I believe (whats it worth) 22 foot Party something or another. Good view of tht lake but not waterfront. I was wanting a camp that was wooked etc. but this one is not. They say the boat dock is about 1/4 mile away from the place.
They are asking $69,000 for it. I figure the lot would sell for $20-30,000 with a old shack on it. So is this 1997 trailer worth $20,000. Then the dock should be around $6000. is the Pontoon worth $5-6000?? I hate to put money into something that goes down in value but these places are hard to find in move in condition. I think if it were a house or cabin then ok but a trailer is different. What is your opinions?

Hey guys I looked it over and I guess I came to the conclusion that I don't need or want a pontoon and I think that if you subtract the $5-6000 for it it is way too much for a two bedroom trailer and dock. I think it may be worth around $40-50000 so I guess I will keep looking. thanks

But did you talk to the manager of the trailer park? I think I know what place your looking at, saw it on COPS one time, I think the police were there twice that night!

Lol not a trailer park just a trailer overlooking the lake with a boat dock. I cant believe they wont give it to me for nothing:D

KY we have a lot of similiar places on Lake Ouachita. Some are core of engineer lots that people have a 99 year lease on and those trailers will sell from 40k for something in bad shape that is a single wide all the way to 100k. Your really just buying space close to the lake.

We also have a small neighborhood type development that has "manufactured housing":)
homes on them and you actually own the dirt. These are typically 75-100k for a single wide and any double wide is 130k to 200k. Most lots are 1/2 to 3/4 acre.

There are stick built homes across the street in a different development that start at about 300k and go to the Moon.

A lot of people here cannot get over paying $ for a "trailer" but it beats the heck out of a 300k property if you dont have those type recreational dollars.

I would say pictues and comps would help. Also what kind of financing you are considering if any as Mobile Homes and Manufactured Homes are differnt.
