So here's the deal fellas and ladies. Its been my lifelong dream to live lakefront. Being a one income family and with a little one I didn't forsee this dream coming together anywhere in the near future. HOWEVER, literally a once in a lifetime opportunity has been presented to us to buy my ski partners home on our lake at a fair price. It's about 99.5% a done deal at this point BUT for our level of comfort this means I should move the X7. For those that have seen the boat (after her cleaning) I think you would agree it is VERY clean. I believe ERK remembers cleaning carpets with a steam cleaner @ 1am once 8p

She's well cared for, I use Babe's Boat products after EVERY outing and You won't find a more loaded boat at this price point. She really is a "do it all" type of boat. Same hull as the world record 3 event boat (197) and loaded with the built in sac she makes a nice intermediate level wakeboard wake. Yes you can wakesurf of the wake too.

This boat is LOADED to the gills, literally not an option was missed from this boat.

So help a brutha out, the price is most definetely a great value!!!

Thanks Tom!!!!!!! We are VERY excited, literally to the point that we can't sleep!!!!! We feel very blessed and hope it all does come together.

Someone will get a great value on this boat, those that know me know I am anal as hell when it comes to my boats. This thing gets great compliments and looks everywhere we go! Lots of bling!!! :cool:

BTW, SWEET BF200 for sale!!!!!!

sounds good jeff......gottta go for it........lakefront living is where its at...over here the properties on lakes come up for sale few and far between....the are like rocking-horse sh#t.....you can always ski behind someone(something) else until you get back in the saddle:D

I hope all comes together. We had a great opportunity to do the same last year and it has been awesome. I love my 209, but after living on the lake and not having to take as many people out with us all the time, I could have gone with an older, smaller MC and left some on the dock or beach and just picked them up so we all had turns. Good luck and I hope it works out for you - In my opinion life is short so you might as well enjoy it! and besides that lake front investment should not go down in value.

Are you still trying to sell your 197? I was hoping you would hold on to it for another 1-2 years and then sell it to me. Besides Jeff wants a tower. I on the other hand will take it as it is and I might even be able to talk the wife into it by the end of next season.

Lake houses are harder to come by than a new boat, get the house and the boat will follow. So say to yourself "If you buy it,the boat will come". Best of luck!!!

For those thinking about this boat, I just spent three days playing in this boat, it is very clean and well taken care of. I skied it, footed it and I saw people kneeboard it and also pull the air chair around. It had plenty of power to do four man footin' runs off the boom. I never noticed a lack of power. It is a great boat and it looks darn good.

Your right in one aspect JLF. My boats are always for sale for the right price. However, I lowered my standards of price to the price reflected in the ad as to what we'd take. This lakefront house thing really just presented itself last weekend and was a real shocker (see my thread asking about Houston ski lake areas for reference)

Lakefront living has been my dream since longer than I can remember and it looks like it may come together. The downside is at this point, a boat this fancy and a lakefront home aren't in the cards and still manage to eat better than Top Ramen.


Lakey, to answer your question about the house. It's 3 bedrooms, 3 bath. Once we buy it it will become 5 bedrooms, 4 baths. :cool:

You Bet!!! Lakehouse comes w/ a 2nd attached lot (not lakefront though) It's VERY treed. I promise to leave plenty of trees even after adding the detached 3-4 car garage. :D

I grew up on a private lake and loved every minute of it. Being able to walk down to the dock anytime I wanted was great. You can buy a boat anytime...good choice.

No boat until we get the house purchased. Most likely I will wait until next spring unless an unbelievable deal falls in our laps before then. It certainly won't be a boat of this caliber. But you can bet it will be a MC. ;)

dont go house broke over it buddy...you only have 17 years before college...lake front living is nice no doubt...but if you are stretching so much that you have to sell your boat, be sure you look further down the road...bigger house, bigger furniture, bigger utility bills, bigger yard to cut, bigger house to clean...bigger water line to constantly trim and replace rip rap...and less time to do any of it cause you are out skiing...oh yeah...you are out looking for someone to take you skiing cause you no longer have a boat...sorry to be a downer just want to make sure you think long and hard...4 days isnt long enough think time...

Thanks NT. Believe me we have thought long and hard about it much before this very rare opportunity presented itself. In reality I am sure we could keep the boat with the house, but I am a saver (we save 35% of my gross earnings) + college funds + 401k etc.. and with this house that would now become a stretch......so........ given I've dreamed much longer of living lakefront vs. owning a PIMP MC, it's a no brainer for us. We'll own another MC someday soon, probably a PS190 or a PS205 type boat and I am sure we'll be plenty happy with it. This is an awesome boat (the X7) and it does more than everything we use it for (and does it really well) I am just not willing to part with our long term financial plans for such a material item, I'd rather us live out our dreams and have some dough in the bank. ;)

Yep, still in HVL. On a secluded cove close to the main ski channel. Not the best lakelot, as the water is shallow, about 4 feet deep. However it does have a lift and dock w/ electric to it. :D Deep water access is well above my price range........

BTW, the ski lake development is not out of the picture. Just slightly on hold, as one of the investors is my ski partner, who is now moving to Houston. :( :rolleyes:

I wouldn't call 4' shallow, especially for a ski boat. A 45' yacht could fit in there.

I say go for it. Even if it turns out you can't afford it in the future and have to sell it, I've never heard of anyone losing money by investing in decent waterfront property.

Depends on the fluctuation. It may be an up year. We get 5' at my father-in-law's place on average, but if it's a down year, we have to dig out just to get the cradle low enough in the water to get the boat off.

We are selling our house in alexandria,ky and looking at lakeside park, ky for out work week house and building our weekend house in gallatin county on the water...no lift for me though, too much water flucuation you know?

No course, your right, but we have one on a private lake less than 10 minutes drive from my house we own and can ski whenever we want. So, best of both worlds the way I see it. Granted I'd love to have a course on HVL but with the politics, that will NEVER happen. It may not be perfect but we love the subdivision and have made a ton of friends. We have a ski team that is really more family fun, we aren't serious at all like the Aqua bats or those other groups but we have fun. We found HVL by a fluke and ever since we did 2 1/2 years ago we are so glad we did. The casino boats are here, there is a TON of money for schools and the city, so the schools for being public are very good.

Easty, to answer your question, during the summer the lake fluctuates very little, a foot at most. In winter they drop the lake about 6' which means I don't have water at my dock. They drop it to allow people to work on their seawalls and docks.

They do that at my wife's Uncle's lake every year or so. 1 foot isn't bad at all as fluctuation goes.

I went and bought a denim jean jacket, you know the real cool kind with the collar that flips up, and I bought a bright orange T shirt. and I am so en vogue it hurts! I am switched on! I am with it! No, they loose value after being washed. Part of the value is my DNA in them. :D Nevermind the brown spots in the back side. :D Now you know why I'll send them sealed.

Tell your bank to go shift sand elsewhere. Rubber checks don't work UMP!

I know you all are jealous of the shorts!!!!!!! I've had them for a few years and like them. They actually are somewhat of an orange flowery design, but I think after multiple washes, they have changed tint some.........:rolleyes:
