If someone had to guess what do you think the materials/labor/engineering etc. For building your own ski lake. Forget the price of the land that is irrelavant as I cant imagine ever being able to do that but would like to know some guestimates.

Well,
Land in the middle of a corn field are cheap. Probably $4,000.0 an acre. Including everything, I would guess around $100,000.00. Not bad for a private water front property. :D

i wish, if it was 100K for the land i would do it in a heart beat. try about 800-1mil for the land here... if your lucky you find anything big enough...

Land is the easy part in Texas. Plenty of it and reasonably priced. Digging the lake depends on the depth. With as little rain as we've gotten in northeast TX, I'd want to spend the extra $$$ and go deep (assuming no well or spring).

If I could have a Private Ski/Board lake within an hour of my house for Under 150k I would be working on taking out a different mortgage!!

The land was the small part.
Consider utility construction, road construction,excavation, tree removal, Permits, fences,engineering, surveying and so on an on and on.
But it was worth it.

can you give a crash course sales pitch on granite counters? what to look for and what to avoid?
I looked at a place this week that would need counters redone immediately if not sooner. This place had custom job built cabinets yet woodgrain formica tops:confused:

looks like about 30 linear feet of counter top (no island) which would be a basic horseshoe shape and includes about a 4ft long bar opposite the horseshoe.

the most important thing to worry about is who is going to fabricate and install it. typically the labor will be about 70% of the cost. i would stay away from the guy who works out of his pick up truck and a cell phone. make sure the company has a physicall location, licensed and bonded. look at it like your boat. all boats use fiberglass , carpet, upholstery etc... its the way its assembelled and what with that makes a difference.
there are alot of colors availbable so take your time choosing the granite you like. keep in mind that the colors with the most movement and flow will tend to be the most delicate so there may small cracks and fills.

STAY AWAY FROM HOME DEPOT...they sub out there work , charge alot more and have few colors to choose from

would you say that the granite would look out of place in an older home? We'd need to update a few things like the crown moldings and some veneer paneled areas but it's a very nice older - custom built place in a nice area...

also, would granite (properly done) run me 2 or 3 or more times the price of say corian or some other solid surface counters?

Is demo a big part of a job like that? (here we are back at the labor you were talking about)

I am in as long as you guys don't mind my wakes on occasion. I have been thinking about building a lake for years. But it is a huge undertaking. These guys might be able to help. I have considered just buying property at one of their current lakes or getting them involved in another community somewhere just south or west of Denton. http://www.lsfdev.com/

A Few things:

1) is Cambria a swear word around rod? how about Engineered stone? I mean, who wants to seal their granite every year, and worry about bacterial growth on the counter?

2) excavation on a ski lake will run you about 10-12k per acre. that's providing your land doens't ahve more than a 15ft or so difference in elevation from one end to the other. so for an average ski lake roughly 300x2000ft that's about 15 surface acres of water. so figure anywhere from 150k-180k plus. Oh, and if your land isn't big enough to divvy up the soil on site... you can about double to tripple that cost!

3) in most states it's easier to get permits to dig a lake out of a wetland area than it is to dig it in the middle of a farm field.

4) If you are planning to dig a lake and sell lots around it for profit or to recoup your cost... think agian. Unless your sleeping with the lady down at the DNR office or County courthouse. In the scope of things, digging a lake for your own private use is a walk in the park.

(just what I've come across in my dream for getting the wally's as far away from my coveted 22 buoys as possible!)

If you are interested in building a lake check with

they have always givin money out for ponds and wind breaks. They are your Federal and local goverment Ag. agencies.

We allow jet skis on our lake beginning in the middle of August.
Dove season Starts September first and I need to sharpen my shootin eye.

Betcha going na miss, cause I go pretty fast on a ski. :D Just kidding. So I guess the answer is no jet ski on private lake. What if I use a jet ski to pull a skier ? Would that still not aloud ?

our lake is loosely defined as tournament inboards only... Some lakes may be more specific
